Residential and Mixed Use
There are of course a variety residential housing forms tailored to meet the needs of a particular community. Single family homes in a rural setting generally give way to multiple housing forms as one approaches urban centers. The nature of tenure also can vary, from rental to ownership. With increasing land costs and more of the population moving to the cities much of this ownership is now in the form of condominiums.
Mixed use developments are also common with residential units sharing location with commercial uses. Golf courses, marinas, ski areas, are examples of other uses combined with a housing component.
Other than custom homes almost all other residential development is built to address the needs of a specific target market. Unit size ,price point, design features, shared amenities, are all considerations in your market research.

Resorts and the Hospitality Industry
The Tourism sector of British Columbia's suffering economy seemed to be the only bright spot for the year ending 1998. While visitations and spending did not match earlier years, forecasts for 1999 are more attractive and particuarly good for the year 2000.
The expanding Global Tourism industry based on the U.S. dollars make BC destinations, both attractive and affordable. In particular, Vancouver Island boasts ideal geographical attributes for the increasing world interest in "Eco" and "Adventure" tourism.
The "green" planning and operation of resorts is also proving to be good marketing and good business.

Commercial Offices and Retail
Architectural design services to meet a target market are an essential part of time and costs controls in the commercial sector. Designs must be attractive and functional, yet translate into acceptable lease rates or strata-sales costs. Services provided in a timely fashion including subconsultant co-ordination can result in early opening meeting obligations and increasing revenues.
